I got a letter from a company. What is it?

Letters to mineral owners are usually one of a few things: a lease offer, a top lease offer, a division order, a request to ratify, a pooling notice, a pipeline or seismic request, or an offer for your minerals. Each asks something different of you.

What to do first

  1. Find what it asks you to sign. The heading of the enclosed form usually says it: Oil and Gas Lease, Division Order, Ratification, Right of Way Easement, Seismic Permit.
  2. Look for dates.A pooling notice or a bonus draft may carry a real deadline. A sales letter may only say "limited time".
  3. Find who it is from.Note the company, the contact, and whether the company named on the form is the one that wrote to you.
  4. Hold off on signing.Wait until you know what the document is and what it changes.
  5. Send it to us.We tell you what it is, what is normal, what is missing and what to ask.

Which kind is it?

If the letter is an offer for your minerals and you decide to sell, landman.broker works on the seller's side. If you only want to know what the letter is, send it here.

Common questions

Why did an oil company send me a letter?

Usually because county records show you own minerals or land where it wants to lease, drill, pay royalty or lay a line. The enclosed form tells you which.

How do I know if a letter from an oil company is legitimate?

Check the company name, a phone number you look up yourself, and whether the land described is yours. If anything does not line up, send it to us before you answer.

Send it before you sign

Tell us what you got and what you want to know. We reply by email and tell you how to send the pages. A landman reads them and sends back a one-page review sheet.
